Applications Procedures and Qualifications

Westwind Rental Management is an agent for the owner of the premises. We will negotiate on behalf of and act as an advocate for the owner. Please do not submit any information that you do not want shared with the owner. Even though we represent the owner, we will disclose to you all adverse material facts about the property actually known by us. We will assist you without regard to race, color, religion, sex, national origin, familial status, disability, ancestry, marital status, or creed.

Complete the application filling in all blanks. Any missing information could delay the application process. All applications must be signed. We reserve the right to verify all information contained on the application.

Each Applicant must pay a non-refundable application fee of $25.00. Any person over the age of 18, who will be living at the property, must fill out an application. The applicant gives permission for credit report, employment, criminal history, and landlord references to be obtained to process the application.

Garnishable income should be 3 times the amount of rent. SSI, disability, trust income, workers compensation, etc. is not considered part of the income requirement. Self-employment income verification requires 2 years of tax records. Credit and rental or mortgage history should be positive.

Also required is $100.00 earnest money when you apply. This deposit does not hold or reserve the property. Please bring two money orders or certified funds, one for the application fees and one for the earnest money deposit. If the applicant is not accepted as a resident this deposit will be refunded. The normal deposit required is equal to one months rent. In the event the Applicant cancels this application after the stated withdrawal period, the deposit will be retained by the landlord as liquidated damages for holding the property off the market.

It usually take 24-48 hours to process your application.

Most properties can be held up to ten days from the day of application.

If pets are allowed at the property, an additional $200.00 deposit per pet is required, unless otherwise noted. All pets must be at least a year old, spayed or neutered and pit bulls are not allowed in our properties.

In the event delivery of the premises is delayed or withdrawn due to circumstances beyond the landlord's control; landlord's liability will be limited to the refund that was deposited by the applicant.
